Here's the distinction: if you refinish hardwood floors, the ROI on that project tells you how much of that cost you get back at sale. But separately, buyers who walk into a home and see a list of things that still need doing — stained carpet, dated fixtures, a tired kitchen — don't just deduct the cost of fixing those things. They mentally pad it. A home that needs $10,000 of obvious work often gets offers $20,000–$30,000 lower, because buyers are pricing in the hassle, the time, and the risk of not knowing what else might be wrong.
So when you do the prep work upfront, you're not just adding the value of the improvement — you're also avoiding that buyer discount. That's the premium. We estimate it at 2–3× the cost of the work addressed, and use the midpoint (2.5×) in the calculator.
